We get it. The rates conversation has been exhausting. And honestly, most buyers in the Upstate are so focused on what’s on the market that they’re completely missing some amazing incentives that builders are quietly putting on the table right now.

What is a builder rate buy-down? (And why you haven't heard of it)
Builders across the Greenville-Spartanburg area are sitting on more new construction homes than they were a couple years ago, and they need to keep things moving. But cutting the purchase price isn’t really an option because it messes with the value of every other home in the development. So instead, a lot of builders are offering money toward a rate buy-down or closing costs to get deals done.
What that means for you: the builder hands your lender a chunk of money at closing to buy your interest rate down, permanently or temporarily. Your purchase price stays the same. Your monthly payment gets a whole lot more manageable.
Our buyers took that builder contribution and used it to land a 4% rate. Same house they already loved. Monthly payment that actually made sense for their life.

A lot of first-time homebuyers in Spartanburg and Greenville assume new construction is automatically out of budget. And honestly? That assumption made sense for a while. But the market has shifted, and builders are competing for buyers in a way they weren’t two or three years ago.
