We know it’s tempting to scroll listings and daydream about your future house. But before we do that together, you’ll want to chat with a local lender.
That’s how you figure out what you can actually afford and it makes everything easier from here.
A good lender will help you:
- Get pre-approved
- Lock in a monthly payment that feels right
- Know your budget before touring homes
- Feel more confident and less overwhelmed
We’ll connect you with someone local and trustworthy (we’ve got fav lenders in Greenville, Spartanburg, Greer, and more). Bonus: when you get pre-approved, sellers will take your offer way more seriously!
💸 Know Your Real Budget
Just because a bank says you can spend $350k doesn’t mean you should.
Owning a home comes with extras, and you’ll want to leave room for those. Think:
- Property taxes (these vary a lot by neighborhood)
- Home insurance
- HOA fees
- Upkeep (even simple things like tools or a lawnmower)
We help our clients break it all down so you’re not caught off guard or stretched too thin.
🔍 Always Do the Home Inspection
Even if the house looks perfect.
Even if it’s just been updated.
Even if you’re up against other buyers.
A professional inspection shows what’s really going on. These are things you can’t see on a tour (like roof issues, plumbing, HVAC, electrical, etc.).
We’ll connect you with a trusted local inspector and help you understand the report so you can ask for repairs, renegotiate, or walk away if needed.
Think of it this way: A $400 inspection could save you from a $10,000 surprise.
🏘️ Your First Home Doesn’t Have to Be Your Forever Home
So many people think their first home needs to be perfect. It doesn’t.
Most people don’t buy their “forever home” on the first try, and that’s okay!
